Contract

The contract will be between the owner of the holiday home and the person making the booking and all members of the holiday party. The contract of hire will not be effective until we have received the deposit. The party leader must be at least 18 at the time of booking. All names, ages and addresses of members in your holiday party must be provided.

When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provided in the booking form. This only form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or email after the payment is completed. The contract will be subject to these booking conditions and must be complied with.

Check-in and check-out

• Self check-in is anytime from 16h (4 PM).
Keys will be in a lock box, we will send you the code.
If the apartment has a reception (i.e Benal Beach, Sunset Beach, Hercules, Minerva, etc…) then the keys will be there.

Payment

  • We request 30% of the total amount in order to confirm the booking.
  • The remaining 70% is due 14 days prior to arrival.
  • The refundable security deposit is 300€ for apartments and 500€ for villas.
  • This deposit is fully refunded to the guest 7 to 10 days after check-out, and subject to a thorough inspection of the accommodation.
  • The cleaning fee varies from 50€ to 230€, depending on the property.
  • Late check-in:
    • From 21h-00h (9 PM to 12 AM) there is an extra charge 50€.
    • After 00.00 (12 AM) there is an extra charge of 70€.
  • Late check-out:
    • Late check-out fee from 11h (11 AM) until 13h (1 PM): 50€ extra.
    • Late Check out fee after 13h (1 PM): The day’s base rate without discounts.
  • If you lock yourself out of the property, there is a 50€ fee for coming to open.
  • If you lose the keys, the fee is equivalent to the total cost of the new copies and a locksmith if applicable.
  • We charge 40€ extra for a baby crib and highchair per accommodation per stay.
  • We charge 15€ to 35€ (depending on the property) for an extra bed or sofa bed, per day, if that bed/sofa bed already exists in the property.
  • We charge 10€ for a pet per day (if pets are allowed. Must not exceed 10 kg).
  • Final post-departure cleaning is included in the price.

Cancellation

All cancellations must be in writing. For stays cancelled by the guest within the 14-day period prior to arrival as below, the guest will be liable for the total cost of the stay (i.e. no refund). However, if we are able to re-let the booking to a different guest, a refund will be made to the first guest corresponding to the price the replacement booking covers, minus the security deposit.

  • Guests can cancel free of charge until 14 days before arrival and with a full refund of any payment made.
  • There will be no refund offered if reservation is cancelled within 14 days before intended arrival (with the above exception).

Cancellations due to Covid-19:
Depending on the property, we offer one of the following solutions:

  • For stays cancelled by the guest within the 14-day period prior to arrival as above (where full payment has been made), a full refund is offered if, and only if, the guest can prove in writing that travel was or will be directly impacted or impeded by circumstances affected by the Covid-19 situation (such as cancelled flights, country bans etc.)
  • A rescheduling of the booking, within a maximum of 12 months from the original booking start date, if, and only if, the guest can prove in writing that travel was or will be directly impacted or impeded by circumstances affected by the Covid-19 situation (such as cancelled flights, country bans etc.)

Circumstances beyond the control of the owner

If we have to cancel your booking in advance due to unseen circumstances, for example fire, flood, destruction/damage to the property, you will be refunded the full amount of the booking. If we have to terminate your holiday early for the above reasons you will be refunded part of the booking fee based on the time remaining. No additional compensation or expenses will be payable by us.

Period of hire

Arrival time on the commencement date is 16.00-21.00 (4 PM to 9 PM), and leave by 11:00 (11 AM) on your day of departure. Failure to do so will result in a further day’s rental. If you need to stay any longer, you can request a late check-out at additional charge. However, this will depend on availability.

The accommodation must not be sub-let and must be used for short holiday rental only. You must not exceed the number of persons stated in the brochure and on the website.

Liablity

We and our employees and representatives shall not be liable for any injury, sickness, loss or damage to the property or your personal property, directly or indirectly caused by or arising from the use of the properties or access.

 Care of the property

You are responsible for the property whilst on holiday and are expected to take all reasonable care of its furniture fitting and effects. You must leave them in the same state of repair and in the same clean and tidy condition at the end of rental period as at the beginning. The property must not be used for any dangerous, offensive noxious, noisy, immoral activities or be of any nuisance or annoyance to the owner or other neighbouring properties.

If the property has a chimney, please use a fire guard when is lit. Make sure the fire is extinguished before going to bed or leaving the property. Never leave the fire unattended. Same goes for a gas barbecue.

If the property has a salt water pool, it must not get in contact with the tiles, plants, windows, or anything else outside the pool. Do not bomb.

Turn off all electrical appliances before going to bed and close all doors.

Parties or events are not permited.

Make sure you leave the apartment as you found it, clean, bins & recycling thrown out, dishes washed.
Host must be notified before guests invite anyone to the house, keeping in mind the COVID-19 situation. We need to assure the safety of our guests that we are hosting. No extra guests should be endangering our other guests. We have take measures to keep social distancing & safety procedures for all our guests.

Damages and breakages

You are legally bound to reimburse us for replacement, repair or extra cleaning costs on demand.

Complaints

Every effort is made to ensure that you have an enjoyable stay. However, if you have any problems or cause for complaint, it is essential that you contact us immediately to give us the chance to resolve it. We value your customers and want you to return.

Forms for official complaints with the Junta de Andalucía are available on request.

Dogs are sometimes welcome

Some property owners allow you to bring your dog. If you bring a pet, we will charge 10€ extra per day. Must not exceed 10 kg. No charge for assistance dogs.

Well behaved dogs are welcome at some holiday homes but must be under proper supervision and control at all times.

  • You agree to pay for any damage caused by your dog. You will be informed of any damage found by our cleaners by no later than 24hrs after departure.
  • We request all dogs to have up to date vaccinations and up to date flea and tick treatments. Will will ask to see vaccination certificates.
  • Southern Spain is a risk area for leishmaniasis. Ask your vet for the necessary treatment at least two weeks before your arrival!
  • A pet basket must be brought as pets are only permitted on the clear understanding that in no circumstances may they lie on the bedding, sofas or chairs.
  • Pets must not be left unattended in the property or elsewhere.
  • Pet owners are responsible for clearing up any fouling that occurs in the gardens of the properties.
  • We regret that dogs that bark continuously are not allowed, they will disturb the neighbours.
  • When you bring a dirty dog back from a walk, please clean them off before getting in the house.

11 Smoking

Smoking is not permitted within any of the rooms of our properties. However, we do allow smoking on the terraces and backyards.

12 Privacy Policy

We treat any data collected during the course of making bookings or dealing with inquiries in strict confidence. Your data will never be given to a 3rd party.
